DEALS TO CHANGE YOUR FORTUNES

ONCE upon a time, a modest terrace house with a garden was the automatic and affordable choice for young professional couples planning a family. No longer.

Not only have prices raced beyond the budgets of young families, far fewer new houses have been built in recent years. But just as housing associations have stepped in to offer shared-ownership and other deals to singles struggling to get on to the property ladder, they are now focusing on larger properties for first-time family buyers. Redevelopment of former council estates is where most of the new houses are springing up — at places such as Queensbridge Quarter in Dalston, close to London Fields.

At Parmiter Street, Bethnal Green, three- four- and five-bedroom homes are available on a part-buy, part-rent basis. Prices start at Pounds 81,250 for the minimum 25 per cent shared-ownership stake. The homes are a mix of apartments, duplexes and town houses ranging in size from 891sq ft to 1,508sq ft. The four-bedroom homes have an open-market value of Pounds 465,000. Buying a 25 per cent share (Pounds 116,250) would mean monthly mortgage repayments of Pounds 683.83. The discounted rent is Pounds 508.59. When the service charge is added, the monthly cost is Pounds 1,463.43.

Homes are “open market”, meaning you do not have to be an existing council or housing association tenant to be eligible to buy. The minimum income requirement is Pounds 27,234 a year.

“It’s the first scheme of its kind — a private sector approach to a public sector development,” says Chris Roads, assistant development director of Family Mosaic housing association.

Creating an environment for families in a rough-and-tumble, inner- city neighbourhood required fresh architectural thinking. Called Silk Gardens, because of the area’s historic links with the weaving and clothing trade, 65 per cent of the site is outdoor space, which dovetails nicely with the homes.

Apartments and houses have separate access to internal courtyards, secure playgrounds and private landscaped areas including sky gardens.

According to the historians this was the end of the Temple or Lion Dog, the Apso. From then on, all sorts of small dogs that looked vaguely like the Apso of old became known as Apso. This is told as being the beginning of the Monastery dog and also the caravan dog.

Whether or not the present day Apso or the Shih Tzu can be regarded as ?pure? representatives of the historic Tibetan Holy Dogs, they are clearly historically related, the Apso that developed along Tibetan lines and the Shih Tzu because of climate, environment and human planning became essentially Chinese. I think I can understand this much of some of the mystery surroundings the development of Shih Tzu. And I do believe this much is absolutely true. Although the Apso and the Shih Tzu are closely related in their distant past, for centuries the two breeds have developed along totally different lines.

Drivers can pay for parking by phone

FROM tomorrow, drivers will be able to pay for parking using credit cards or their mobile phone.

New payment machines have been installed in the city’s 21 car parks, banishing the frantic hunt for loose change.

A new RingGo service, which already operates in a number of other council-run car parks across the country, means drivers can pay with a simple mobile phone call.

The service allows drivers to top up their payment and extend their stay if they need to.

The council has installed 46 new payment machines, linked to a central server that can detect any technical faults as soon as they arise, meaning quicker repairs and less inconvenience to customers.

Ten of the machines accept payment by debit and credit card and six are fitted with the latest ‘contactless payment’ readers, where customers simply swipe their debit or credit card to pay for their parking.

Councillor Kevin Wigens, the city Cabinet member for transport, said: “This new service will give drivers a choice of how to pay for their parking. They won’t have to worry about having the right change or rushing back to put more money in the machine if they are running late — they can just pick up their mobile and extend their stay.

“It’s particularly useful for visitors to Plymouth, who probably don’t know what our parking charges are and might not have the right coins handy.”

Once a driver is registered, the RingGo service recognises the caller’s number and retrieves their details, so payment usually takes less than a minute.

Drivers use the same local number to pay, simply giving the car park reference number from the pay-anddisplay machine and saying how long they wish to stay. Parking times can be extended the same way.

The service adds a charge of 20p on top of the standard car parking fee. No ticket is needed as the hand-held computers carried by parking attendants can tell which vehicles have paid.

RingGo also offers a text reminder service that notifies drivers ten minutes before their parking time is due to expire — for an extra charge of 10p.

Mr Wigens said registered drivers would be able to use the service in other towns in the UK where RingGo operates.

Then came Hitler?s invasion of Stalin?s territories. Some people looked up from their desserts. The Japanese attack on Pearl Harbor was, in fact, covered by the press.

As it progressed, the new World War confused and frightened almost everyone. The Age of Industry had to be rescusitated once again. Millions of hands were once again needed at plants and factories everywhere. The New Deal was put on hold indefinitely.
